Buying a Home?
Buying a home can be an emotional and stressful event. A Home Inspection is supposed to give you peace of mind, but what you will be asked to absorb may seem to have the opposite effect and be a bit overwhelming. Waiting on the results of an inspection and hoping that all is good on a house you really love only adds to those emotions and stress. Relax, and take a deep breath. Homeology Inspections LLC will thoroughly “STUDY” your home and inform you with a detailed easy to read report of its condition on the day of the inspection. Thus, reducing your stress so you can make a better well-informed decision and get back to deciding on how you’re going to decorate.
Just know that more often than not, an inspection report will mostly be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, sometimes there are issues that really matter. These will fall into four categories:
Items in these categories should be addressed either at time of sale or prior to occupying the home. Often a serious problem can be corrected inexpensively to protect both life and property.
Realize that the seller is under no obligation to repair everything mentioned in the Inspection Report. No home is perfect. Keep things in perspective. Do not kill your deal over things that do not matter. It may be inappropriate to demand that a seller address deferred maintenance items, conditions already listed on the seller’s disclosure or nit-picky items.
No home will “fail” an Inspection. The purpose of the Home Inspection is to educate you as to the condition of the Home. This applies to new homes with minor issues and to old Homes that may seem to be falling apart. It is important to keep things in the right perspective. Any home is worth the price you are willing to pay, if you are well aware of its condition.
A Complete Inspection Includes: A visual, non-invasive, non-destructive inspection of all major systems and components of the Home. These include the Structure/Foundation, Roof, Plumbing, Electrical and Heating/Cooling Systems.
The Inspection Report created with pictures and a Summary page listing the specific recommendations for repairs and/or defects found during the Inspection will be emailed to you within 24 hours of your Inspection.
